Location selection: I'm looking at areas that either already have duplex new construction already built and sold/leased so I have comps. If none, then you're looking for an area that has strong job market, access to amenities, good SFR numbers, strong appreciation, decent DOM for rentals, Sold for new construction.

I'm on my fifth year of building new construction. I was tired of fix and flips with razor thin margins. 

I have no issue sharing the cost breakdown. That's a bit of a longer post though. I built this exact same one for less than $100/sf. That does NOT include the cost of the land OR cost of financing. Sales comps are around $167/sf for new construction and rents are around $1.27/sf. 

The entire structure is 2427 sf so each side is a 3/2 (no garage) at around 1200 sf each side.

Let me know if this gives you a good starting point.

What's up guys! Starting a new construction project here in the little town of Willis TX!

This is going to be a side-by-side duplex. FULL permits for everything. I used to be intimidated by doing stuff inside the city limits until I realized that City Inspectors and Building Officials are there to help and are looking to keep you from making a serious financial/building code error. It takes a little getting used to it but over time, they and I have become good acquaintances... why? Because they know I'm going to do the right thing and I know, they are going to keep me accountable.

I started building in 2020 and prefer it now over remodeling in many regards. The biggest is that the budget is more "consistent" than in a remodel. 

When repairing an existing home, there always seems to be some sort of a surprise... termites, underground plumbing, lots of wood-rot under the shingles, you name it... 

In new construction, you're able to "better manage" the budget. Albeit, when we building materials started to increase significantly, that complicated things and we had to just keep going.

You will lose MORE if you sell a half-built property, than if you take it to completion.

What's up everyone! Finding deals in today's market can be challenging to say the least. I ACCIDENTALLY stumbled upon new construction and got "stuck" with inventory that would NOT move when rates started to climb. Very stressful time in my life. I have since gone on to build, new, ground up duplexes and I want to share with you guys parts of the process.. Check it out!

 Hey Carini! Great questions. We are looking to build for $100/sf. We're building this inside the city limits so we are slowed down just a bit by the city inspections. Which I think is fine and I tell people all the time not to worry about. The lot itself is approximately 6800 sf in size. Since it's in the city, we have water and sewer access. The TOTAL living area of the duplex is 2427 sf (about 1/2 each side) for a 3 bed 2 bath. I spent $15,758 in soft costs and $38,572 for slab, plumbing ground and inspections up to that point.
