REMINDER**TOMORROW**APRIL 11th
Hello Everyone!
We apologize for having missed the 1st few months of 2018 of our Bronx, NY meetup and mastermind. Save the date for our next one on April 11th at 7pm. Location is 3470 East Tremont Ave Bronx, NY 10465.
Our Topics will be evaluating the 1st quarter of 2018, setting goals for the remainder of the year, our freedom number, and we will discuss an outline for a credibility packet. This meetup we will not have a guest speaker. Cecilly and I will lead an open forum discussion on these topics. We will also bring some credibility packet samples. We want to help everyone reach there goals for 2018. Everyone should bring their end of the year goals, 3 year goals, and 5 year goals. Don't be shy and remember we are all here to encourage each other and push one another to higher levels of success. I look forward to seeing all of our friends who have attended and meeting all of the new people who will be attending.

I haven't seen many lenders willing to lend someone with no money in the deal without a track record. If you have a track record, you can do possibly 10% at higher rates with a HML or PML and then refinance once the property is where it needs to be. Otherwise I have seen that you would need at minimum 25% down regardless of ARV with commercial or construction financing. Not sure what the price point, but maybe @Robert Withers from M1 Capital can help point you in the right direction.
Also are you an architect for your own firm? Do you only work out of Westchester and Rockland? How about the Bronx? I can definitely use a great architect for my referral list.

What part of Pa? I know Pa and NY are very different. I work and invest out of NY and Poconos, Pa. I'm also looking into Philly. One thing I can tell you about the Poconos or East Stroudsburg and areas near it, is that things are definitely more lax than here in NYC. With that being said I have seen that they are now doing inspections and such in certain townships. I would listen to people above about checking building codes if available and check with an attorney.

Different towns and villages require different things. Some areas do inspections every time someone sells or rents, some don't. You must do your research on this area. Are other properties being sold like that or are the changes being made before sale? Have you asked a Realtor, attorney, or title company in the area who deals with every day transactions?
If the deal is a good one regardless, I would move forward with it, keeping in mind that you'd want to these things in the future. If not, renegotiate with the numbers to do these things in mind and see what happens. Don't just walk away, but don't be scared to.

We do flip properties in and around East Stroudsburg. We have 3 single family rentals in that area as well. I'm looking into Philly now, was actually out there yesterday, because we're looking to do more units. We're looking at 3 to 4 families in Philadelphia for now. We're possibly looking to do something larger after we get our feet wet.

I'm back feel free to call me tomorrow. Great on that 300k over asking for your property. I would probably jump on that or ask for more if you think there is some room.
The inventory has remained steady and low for the last couple of years in the Bronx. I don't think Spring will change that. If you can find something that works and numbers are good, jump on it, don't wait.
