We are extremely excited for our next meetup. We will have a lender panel that will cover many different aspects of the lending process. Everyone wants to know how to get the money to do your deals, you don't want to miss this one. These lenders have a great amount of experience and you will learn a lot and potentially add new members to your team. SEND US YOUR QUESTIONS! We're looking for commercial lender recommendations. Someone who does multiple states, New York, Connecticut, New Jersey, Pennsylvania. We are looking for ourselves as we are trying to buy a 5+ unit, under a million, and also to be apart of our next event which will be a lender panel. Who do we have out there?

We have one in the Bronx and our buddy @Darren Sager has one out of Manhattan. Our Bronx one is still building, the Manhattan one gets easily over 100 people. We should definitely connect. I was thinking of Cleveland and Columbus.

Awesome! I'm from the Bronx, I do sales and started investing in Pa with buy and holds single families and flips. We are now looking to do flips closer to home, but are looking at different locations for a 10+ unit buy and hold. We just put something in contract in Long Island City. Where are you in Astoria?

I truly believe the answer to that question is what are your goals? The 5 boroughs, Westchester and Long Island are extremely competitive for multifamily buy and holds. There are still investors who get good deals, usually using cash and private lending. Understanding the different markets in NY, is extremely important. in the city or near to it, a great deal is a 6 cap, upstate is more like a 9+. Huge difference. Where are you financially? How do you plan to purchase? The lower the down payment, the harder it will be to find a great deal. What do you define as a great deal? 

A lot of things you must answer in order to understand what you are getting into.

@Taylor King It seems to me that expectations were not clearly defined. I've worked with plenty of buyers from BP and quite frankly, many get paralysis analysis or are expecting a home run deal. Usually won't happen for a first timer, unless they're all cash and love problem properties. We've worked with quite a few that have purchased something, but they understand the reality of our market. Our market is extremely hot. Multiple offers on almost everything especially multifamily. When we work with buyers we usually do a feel out day before signing an exclusive. We make sure that there is full understanding on both sides of how it works. Here's a free idea if none of your realtors have told you about it. Write a nice letter with a picture of you and your family, dog, cat, whatever, mention how much you love the home and can see yourself raising the family in that neighborhood etc.. present that with your offer on a property if it is sold by a seller who has ties to it, not a flipper, and it can help your chances of winning a bid. We use it all the time and have had some success, we've beat out cash offers with FHA, gotten concessions included, it helps. Good luck with your search. Don't give up, and don't think all Realtors don't do their job. We've built out business from referral relationships because we work hard for our clients.
