Hi Sandy - hope you are well. IMO you need to stay on top of them. Unfortunately my experience is that even very good services have so many workouts going on that they can let something slip through the cracks or are not moving at the pace you need them to. I find that a mixture of friendly plus squeaky wheel gets the job done faster. You could also consider using some of the non-profit workout companies.

All, I am a Scott Carson Mastermind student. I am not getting paid for this post, nor has Scott asked me to do so (he doesn't even know I elected to write it).

I can personally vouch for his training and mentoring. I have spent a lot of money with other "gurus" but never had the confidence to pull the trigger. I was skeptical as I am sure all of you are. I learned more about the notes business in 3 days simply by taking his note buying for dummies class than all of the other education I paid for combined, and that was very inexpensive. Only after I had begun purchasing notes (I do NPN 1sts) and getting them worked out (e.g., we made money) did I elect to accelerate the business and join his mastermind. Is it for everyone? Probably not. But I for one have been able to get my business to thrive due to Scott's mentoring. And whenever I need help he is either a phone call or text away. There was not a single other mentor I spent money with who does that. I wish you all the best!

Hi Desi. Hope you are well. I use a local Ohio Attorney and so far have not had any problems with any of our FCs or DILs. My LLC is not registered in Ohio... I know other people had said they are having issues, but that has not been my experience. maybe I have just been lucky :)

Hello. I am a student of Scott Carson.  He does not know I'm saying this, but I owe all of my success in the note business to him. I have joined his mentoring program, but before I did so I was amazed at the amount of free and useful (and I stress useful) information that Scot made available to people of all sizes. I have taken notes mentoring programs prior to finding  Scott and I can assure you I've learned so much more real world actionable information  from him . He gave me the courage and confidence to  pull the trigger on my note business where I had failed before. I  highly recommend anyone considering a note business to review Scott's education.

@Bob Malecki I think your idea of trying to meet up at 6:30 at the end of the reception is a very good idea. Then we can all choose to go off and have a drink. I live in Dallas so my business partner and I are not staying in the hotel, but will be staying there late to network that evening.

Adding to what @Mike Hartzog listed above, as the noteholder you can also negotiate a lower balance/payment per month with the borrower due to the flexibility of buying the note at a lower price than the outstanding unpaid balance. Many times simply modifying the loan payment down 150-300 per month makes all the difference for those in financial hardship. Or approving a short sale for them where their original lender refused. Of course the solution needs to make sense for you per your investment criteria, but we always try to keep the borrower in their home whenever possible, and resort to foreclosure only when all other efforts have been exhausted.
