Connor Steinbrook is my favorite wholesaler. He's a great guy, hard working, and reliable. I'd say the same about me, but wholesaling isn't my core business these days, and my volume is down as a result.

They're offering something too good to be true (97% LTV) to influence you to do something that no reasonable person would otherwise consider. Run, don't walk, from that lender!

First off, only the interest component of your payment is an expense; the reduction in principal is not (it's reflected in cash flows from financing activities in the cash flow statement).
Your interest expense belongs "below the line" of NOI (net operating income), along w/ depreciation.
On a side note, IMO you may be dangerously close to mixing personal and business activities, which makes it easier for others to pierce the corporate veil. If I was in your shoes, having to depend on personal funds, I'd structure a separate loan from you to the LLC, and have the LLC pay down that loan, instead of making personal loan payments on your behalf.

I know tons of people who have left KW. Not b/c they didn't like it, but b/c they felt like they got what they needed from their training, and could no longer justify paying the relatively high splits.....or b/c they got their own brokerage license and opened their own brokerage.

You don't need sustainable income if you manage your money and savings between commissions. I do rehabs, wholesale, use wife's salary/passive income, and borrow if needed between commissions. The longer I do this, the more regular commissions I get and less I need to rely on other sources of liquidity.

I only recommend investing in a company-sponsored 401K to the extent that you get a company match on the funds. And do it in a Roth account if your 401K permits doing so.
If/when you leave your employers, NEVER roll those funds to your next employer's 401K. Roll it to an IRA, or if you qualify, consider if a Solo 401k might be right for you.

You're a real estate agent? Use MLS search, then overlay w/ a crime heat map such as those available from Trulia, neighborhoodscout, city-data, etc. In general, safety and price are likely to be inversely correlated.
