My current brokerage, eXp Realty, offers an 80/20 split, but they pay 100 shares for 1st transaction each year, then 500 shares when you cap @ $16k paid to brokerage.   At current stock price, that's effectively about a $13K cap!    Do 20 transactions beyond that, and they pay you back your cap in stock, meaning you're effectively getting over 100% split.

Then there's the rev share, which is roughly 20x what K-W pays in profit sharing!   I'd be happy to share more if that sounds intriguing.

If you haven't already read it, I recommend Rich Dad, Poor Dad. It won't teach you a thing about investing or wholesaling, but it's important to develop the right mindset before getting into REI. Make sure you have a crystal-clear "why", b/c deals don't just fall into your lap, and you're more likely to give up too soon w/o that "why".

Once that's been done, "Are You Dumb Enough to Get Rich?" is a great book written by a Fort Worth resident.

The main pitfall is with lease options extending beyond 180 days, which are deemed executory contracts.   They're not exactly illegal, but you subject yourself to steep fines if not done precisely according to the fine print in the law.

After reading the fine print, I decided it wasn't worth it for me...at least not in TX.

I like and use ARC Law firm in Colleyville.   They do a lot of investor work.

I used Real Estate Express, and it was a great value.  I paid under $200 through a Groupon.    Don't worry about passing, I'm sure there are countless agents in your state who are less intelligent than you are!    Getting your license has a pretty quick payback if you actually work at it.

A lot of landlords fill them in.    Personally, I'd run the #'s on seller financing to determine if it's a viable alternate strategy.    It's likely you could get the similar or better economics without the liability.
