I really love this idea. I would imagine that many people who are buying turn-key properties are doing so because they are busy with careers and families etc. This would save a ton of time being able to explore many turn-key options in one convenient website.
That is correct. Texas is a Tax Deed state. More specifically a "Redemption Deed" state.

Since I do not live near the courthouse I was hoping there was some kind of online source to find out details on specific IRS liens. I guess my final question regarding IRS liens is this...
Do I need to be afraid to bid on homes with IRS liens? If the worst case scenario is that they redeem the property then that is alright. I just don't want to have to be responsible for paying the lien off should I be the new owner of the property.

Great thread everyone. I am focusing on the Harris County tax deed sale in Texas and have a question about IRS liens. I have read that the IRS has 6 months? to redeem on these properties. Is this true of all states? If I were to buy a property at the auction with an IRS lien on it, what is the risk? Am I risking them simply redeeming from me and I would get my money back or am I risking having to pay off the lien? Also, after the 6 months is over, the IRS cannot do anything is that correct?
Also, can someone tell me where to find information on IRS liens? I have only been able to determine if and when there is an IRS lien on a property but not the actual dollar amount.

Thanks Tom, that is the approach I have been using more or less. It is good to see it broken down in steps like that. My first US deals I did with the help of a mentor where the team was already built. I would like to start from scratch and learn all the lessons for myself. I am currently pursuing tax deed properties but I would like to expand to finding deals using other strategies as I am impatient waiting for auctions to happen.

Hi all, just wanted to introduce myself. First of all, I just wanted to say that this place is AWESOME! Thanks to Josh, Brandon and the crew for making this happen and everyone here for sharing their knowledge, experiences and advice so freely for the benefit of others.
I am a geologist in the oil and gas industry here in Calgary and like so many right now, I am fearing another round of layoffs as oil prices continue to go down and oil companies keep "cutting costs". Times like this remind me why I set out to invest in real estate in the first place, as I don't like the market uncertainty that comes with working in the Oil and Gas industry.
I am a bit conflicted. I have been investing a bit in the USA as the economics in many US markets make so much more sense in terms of investing than they do here at home. However, after listening to many podcasts and browsing through the forums it seems like it would be a heck of a lot easier to invest here at home where I can actually drive to potential properties and form relationships with my team, lenders, other investors and tenants alike.
I'd like to connect with a) people investing in Canada and b) people who are successful in investing out of state and out of country. How are you guys making it work?

@Kristen Sinclair The same thing happened to me today as well Kristen. I signed up for the Tax Lien Vault a few months ago and the package they provided was pretty informative. Then today I get a call from Utah guy and it all seemed pretty sketchy because he never ever mentioned the words Tax Lien Vault but just vaguely implied that I signed up for a tax lien course or package. I told him thanks but no thanks.
