@Leslie Pappas Thank you for making the connection. If you do hear of any Canadians successfully using DSTs please let me know. It makes so much sense on the US side, I just want to be sure that I don't get worked over in Canadian taxes.

@Account Closed
I can connect you with a good accountant who deals with cross-border issues. He has helped me figure out how to invest in the US as a Canadian citizen but I am sure he could help you do it the other way. Message me if interested.

I am wondering if there are any Canadians on BP who have used a DST to own their US investments? My concern are the tax implications on the Canada side. I'd love to know if this is a good idea or a bad one and why.
Thanks!

Hey Jesse, I definitely don't have the answers for you but I would recommend talking to Tom Thurmeier at the Small Business Legal Centre here in Calgary. 403-269-7252
He has actually taught classes to real estate investors on this subject.

Hi all,
My father and I are planning on partnering to buy some rental properties in the US. We both live in Canada and fortunately my Dad has dual citizenship. I am looking for advice on how we can determine whether or not he/we can qualify for conventional financing? Is there a way of determining this before taking an expensive trip to the USA to meet with banks?

Joe Villeneuve when you refer to using equity partners and pulling your money out again and again, how much of your own cash do you typically leave in a property to have "skin in the game" so to speak?
None. That's the point of pulling the money out to use again. You pull it ALL out.
So what percentage of ownership/equity do you typically maintain when you pull all of your money out by bringing in an equity partner?
