Ah yes, well first of all, life on the rigs definitely drove me to seek out something more for myself haha. I started investing in the US right about the time that the real estate market crashed in 2008. I met a Calgarian who has been investing in the US for over a decade and he has become a sort of mentor to me. Through him I came to realize all of the opportunity south of the border. At that time the Canadian and US dollar were at par and foreclosures we a plenty. Now I feel more comfortable with the US real estate system, law etc and still see a lot of potential in US markets.
I am however getting interested in Alberta again and would like to do something closer to home where I can be a little more involved in my investments. Right now I rely heavily on my team.
If I were you, I would attend as many real estate meet ups and events as you can in Calgary. There are many investors doing things here in Calgary and some investing elsewhere. You may find some answers that way as well.

I would agree with the comments of both Michael and Lyall above. There is definitely ways that you can make deals work in Calgary given your current credit situation. Partnering with someone who has good credit is an option. Things are starting to look more favorable in Calgary right now as we experience the results of low oil prices.
As Lyall stated, there is opportunity abound in the US as well. This is the path I have chosen to take. There are opportunities to buy rentals in the US with the cash you have and there are some financing options available to Canadians.
Either way, you have come to the right place in terms of getting advice. There are people on BP making both strategies work.

Hello BP Alberta,
I am looking at a possible rehab deal in Edmonton and was wondering if I could get some feedback from you guys as to typical returns you are seeing, and maybe what your minimum return or profit limit is that you would accept to do a deal?
I am looking at houses in the $350 to $450,000 range. Is a profit of $20,000 to $30,000 a below average, average or above average return on rehab deals you guys look at for homes in this price range?
I typically invest in the US so I really don't know what kinds of returns are average for a house flip in Alberta.
