Repair Summary:

The house could use some aesthetic updating in terms of paint and carpet but it's pretty much rent-ready as it is.

The only other work needed is in the back room which was a back porch conversion. That room is on a separate concrete slab and it takes on a bit of water whenever it rains hard. My contractor has had a good look at the house and he says the problem can be fixed for about $4,000. That would be to lift up the foundation on that slab alone, plus installation of eavestroughs to further divert water. There is also some minor brickwork needed on the wall where that back room meets the master bathroom, you can see that in the pics as well.

Total repair estimate is $10,000 including optional paint and carpet.

Hey @Mindy Jensen,

First off, your AskBP podcasts are awesome. I love your energy!! 

I do not speak Spanish. My plan is to have a Spanish number with a Spanish speaking person to answer and also a Spanish voicemail.  I also have a website that is all in Spanish.   

I asked the folks as yellowletters.com and they recommended I save the money and just send an English mail piece with Hablo espanol at the bottom and I will also include my Spanish phone number and weblink. 

Perhaps, in the future, I may try and send letters in Spanish once I have some solid data on my English mail campaign and compare my results.

@James Austin   Thanks for the suggestion James.  I was thinking of doing that but I have talked to some of our friends at YellowLetters.com who suggested that my mailings would appear more impersonal to do it that way. I may still end up taking that route though, just to simplify things.

Hey BP, 

I am toying with the idea of sending my direct mail pieces written in Spanish to addresses that are predominantly Spanish speaking because my farm area has a lot of Hispanic people living there. 

I feel that if I were the homeowner and I was most comfortable communicating in Spanish and I got a piece of mail in my native language and one in English, I might choose to call on the Spanish letter or postcard.

I am wondering if anyone has used the "Language" or "Ethnicity" query on list source and how reliable the results are?

@Wayne Brooks you bring up a good point and I agree that it probably isn't the best way to go. I am more interested in having a VA make calls to garage sale listings and all sorts of other tasks that I can pass off that require the use of a phone.

Looks like Google Voice isn't an option because they don't have it in Canada, let alone overseas.
