Do you think from a currency standpoint it is better to own US in a corporation? I went through this dance with my cross-border accountant and he insisted that a flow-through limited partnership was the way to go so that is what I am currently using.

Hi Rich, at this point I have only rehabbed in Houston. I have a partner there that helps me manage my rehabs and he has managed rentals before so if we were to keep some as rentals he has me covered up to a few properties. Growing a larger portfolio, I would have to hire a management company.

@Marcel Noel I don't mean to completely rule out your creative idea however, when it comes to Texas Tax Deeds, 6 months is a bit of a myth. You are mostly limited to vacant lots and raw land when it comes to the 6 month redemption period and even then, by the time you get the deed from the county you are probably looking at closer to 8 or 9 months, at least in my experience. Residential real estate has a 2 year redemption period as a rule of thumb.
There are ways that you could complete an entire tax deed transaction in 6 months or less but it would be pretty tough.
@Account Closed, I wonder if you could lend it out in the short term. There must be some kind of situation where a borrower would need money in that time frame. I bet some of the savvy private lenders on BP can help.

@Daryl Foot Welcome to BP.
One thing you can do to find other Canadian investors, or threads discussing specific topics you are interested in is to set your keyword notifications. Go to your profile page (top right), then select "key word alerts", on that page click on "Key Word Alert Settings".
For example, I invest in Houston and I am into investing in Tax Deeds but am also interested in conversations about Calgary and Canada so I have all 4 of those as keywords and I get an email any time those words are mentioned (which is how I found your post).
There is probably a Bigger Pockets meet up group in the lower mainland that meets regularly, I would definitely check one of those out if I were you, or start one if there isn't one happening yet.

Welcome to BP. With the market in a downward direction things look pretty positive for investors while pretty negative for us oil and gas peeps. Looks like you are getting some good advise from other Calgary BP members. This place is a gold mine, ask a lot of questions, meet up with as many investors as you can and pick their brains. You will find something that works for you.
We should get another meet up going here sometime in Calgary gang. That last one was fun. We can get Graeme in on it and bounce ideas off eachother.

Welcome to the awesomeness that is BP. Posting adds every day on Kijiji might be another option to drum up some business. You might want to try driving for dollars (lots of disucssion on that here on the forum and in various BP blogs), and calling landlords who have posted ads looking for tenants, if they are frustrated they may give you a deal to take their problem away. Just a few ideas I have learned from others here on Bigger Pockets.

Ash is that second mortgage your way of cashing out on some of the forced equity you created by adding the basement suite (and other rehab items)?
