Hi gang, great to see all the Canucks connecting on here. I hope that soon this place will be full of Canadian investors. 

Myself, I have not bought any investment properties in Canada. From the getgo I started investing in Vegas after the market crash, followed by Phoenix. This was all turn-key to begin with but it got my feet wet and now I am investing in Houston, Columbus and working on building teams in Austin and San Antonio. 

My current strategy is buying at the tax deed auctions in Texas, however I am also working on expanding my acquisition strategy to include using wholesalers and maybe even direct mail. So far I have done 3 tax auction deals and it is a lot of fun.

Calgarians, I'd love to grab a coffee and talk real estate any time.

Thanks @James Miller. Luckily Texas is my main area of focus. I am guessing this too will depend on the state but what about saying that I am looking for private lenders with no mention of interest rates or any kind of expected returns etc.?

Thanks so much for all of the feedback everyone. It is greatly appreciated. I have been planning on consulting with an attorney on this issue. I did however want to get some opinions, thoughts and advice ahead of time from the BP community. 

@Brian Burke I think you make a really great point in regards to posting what I have done in the past, my skills and track record as that is automatically implied to viewers that it can be done in future deals. 

@Bill Gulley thank you for your detailed response. I may have to take a close look at how have said things thus far and make some changes.

This thread has given me some food for thought and resources to read up on.

I have purchased 3 properties at the Harris County Tax Sale so far. I agree with a lot of what @Allen Maris said above. Don't go over your max bid that you predetermined and practice patience. It took me 6 auctions to win anything. Unlike what Allen is doing, you have to know what you are doing when you are bidding at a tax deed auction. I highly recommend sitting down with a real estate attorney before you get going on this strategy as he/she can save you from making some costly mistakes. That being said, I am finding it a good way to get undervalued properties in a hot Houston market.
