Sounds like you have a solid marketing budget, and a great plan to continue marketing as you make deals. This is a marketing business after all!

While social media may be the future in a lot of cases, I would have to disagree with that being your biggest platform. In a study from 2016, 70% of Americans said the believed mail was more personal than internet marketing. A physical piece of marketing still means something, even in 2018.

I would recommend, if you are going the direct mail route, to plan on sending different marketing pieces each time. Postcard, yellow letter, typed letter, sip letter, different postcard, etc. Potential sellers tend to throw away mail pieces that become too familiar. You want them to read your message each time, getting familiar with your name and how you can help them, so a different mail piece but with a similar message is best.

I was really impressed with BSW Roofing and Solar. I've had 2 roofs done in town, and BSW was the most professional of all the contractors we spoke to.

Hello @Marianna Osipenko!

If you are going for multi-family I would recommend a more professional method. Typed letters are a good way to go. If you have a letterhead that's even better. Most multi owners are going to be knowledgeable and possibly even investors, so a yellow letter or sales-y postcards would just be thrown out.

I personally like the idea of inserting a business card, however that is time consuming (thus expensive because time is money). If you have the time, I'd give it a try and test your target area's response.

@Peter Halliday laid out some good points: budget, competition, etc.

I would add that you could definitely start with Driving for Dollars (D4D) and mailing to distressed properties. This is something that takes time, however it is something you can do as you research and make a game plan for using other marketing methods.

I've heard of some folks having letters or postcards printed and when they see a house while D4D they fill out the address, throw a stamp on there, and mail it right then! Others will log the addresses and write a few letters at a time. 

This method is a good way to get your feet wet, but I would recommend that you use your time to create a monthly marketing budget, pay attention to your competition around you, and look into the marketing methods that you can essentially automate. Your time is money after all.

Hello @Account Closed said above, yellow letters might not be the most appropriate medium to mail. First thing first is deciding if you are focusing on a specific group, and if so, which one. Then the strategy of which type of direct mail piece can be better determined.

 Correct. As Michael said above, if you used Standard Postage the Post Office says it could take 3-30 days as it is not priority mail. Also, since you are in CA and your mail is sent from out of state, there is a good chance they haven't hit yet. 

Just a tip: add yourself to your mailing list next time so you know when your pieces hit. It helps take away the guessing.
