A lot of the info you find on here is still relatively relevant. The data sources you stated are still active and reliable. I am partial to Listsource, mostly because that is the data source I am most familiar with and I have pulled many lists from them.
I know I am not in your area, however I have pulled lists from the San Antonio area and have had pretty good feedback.

I'm most familiar with using Listsource to purchase a list of equity absentee owners. I've pulled many, many lists through them and they seem to be pretty good lists.

Most mail companies will take care of the mail merging for you. Since you have your own list, you would upload it to your order and the mail company will use that to personalize your mail pieces.
As for your original question about postcards vs. yellow letters, I would recommend both. Direct mail tends to work best when you send a campaign of 5-7 different pieces, 4 weeks apart from each other. Follow ups are key as the average person takes 3-5 touches before picking up the phone to respond.

I would say it would depend on the quantity of leads you have to mail. If it is a small quantity, you may benefit from doing this in-house using a mail merge system. However, as you grow or if you have a larger quantity or less time, a mail house could be the way to go.

The wording above for your letters is fine as-is. You're merely letting the recipient know that you are interested in their property and enticing them to contact you for negotiations. We send out simple messages like this all the time on yellow letters.
As for needing to have an LLC or not, you can totally do this without an LLC. Look at it like it is: you're a buyer looking to purchase a house from a seller. LLCs are not the only ones that can purchase a house, so you are good to go. Now, if in the future you could benefit from creating a LLC, go for it!

3-5 weeks is a typical time frame. Though I usually recommend every 4 weeks to keep it consistent.

I'm with @Patrick Wheeler on this. Yellow letters are best done with just a name and contact phone number. The website makes it a lot less personal and is best on a typed letter instead.
When you send a typed letter later on, add the website then.
