I would agree that listsource is a great place to pull a list. I'm most familiar with them and have seen good results with the criteria I enter each time.
As for mail houses, there are a number on here. There are TONS of forums that discuss the pros and cons. A quick search will yield more results than you may want, but tons of great info.

Listsource is solely for pulling the names and addresses of homeowners. You would then be able to take the information and mail merge onto the postcards or you can have postcards printed and mailed for you by a direct mail company. There are a number of us on BP and yo can find great information using the search bar.

What I can say is there are tons of forums that discuss direct mail and even specific campaigns. A quick search in the search bar will yield tons of results.

With multi-family properties more professional letters and postcards tend to work better than yellow letters. The yellow letters are a bit too casual for multi-family marketing.

This does still work. A lot of realtors will send a letter to buy the house and have a P.S. at the bottom of the letter saying "I am also a realtor if you would like to list your home instead." Gives them an option to do either way.

I would say both! I usually recommend sending a postcard first mostly because it is a cheaper way to test your list for addresses to skip trace or non-deliverable addresses. Then, for round two, send a yellow letter.
Keep in mind that direct mail tends to work best when you send a campaign of 5-7 different pieces, 4 weeks apart from each other. Follow ups are key as the average person takes 3-5 touches before picking up the phone to respond. Now, that's not to say that you won't get any calls from the first few touches, but statistically speaking it is later touches that you will get more calls.

It is common for mail houses to offer both mailing lists as well as the actual mail pieces. So you should have lots of options.
