Investment Info:
Single-family residence buy & hold investment.
Purchase price: $65,000
Cash invested: $35,000
Just wrapping up this Brrr, purchased for 65k, put about 35k into it. Appraised at 135k and it is now rented for $1300. In the process of refinancing and then we will be ready to rock n' roll again.
How did you find this deal and how did you negotiate it?
Purchased off MLS, was listed at 100k and had sat for a while.
How did you finance this deal?

How did you add value to the deal?
New roof, hvac, water heater, flooring, you name it.
Did you work with any real estate professionals (agents, lenders, etc.) that you'd recommend to others?

@Chase Busick well said! I work with a ton of out of state investors looking to purchase here in Tulsa due to the affordability compared to the coasts. We also have a lot of people relocating here due to the cost of living and the work climate allowing so many more people to work remotely. Speaking of remote, Tulsa remote program is an amazing opportunity for working professionals to move to tulsa and get paid to do so! Tulsa has a lot of great things to over. If you do your research you will see that.

@Ryan Brown you know my stance on this, on sf I typically provide stove and dishwasher only. The more appliances you provide the more you are responsible for repairing in the future. And also, service techs for appliances are not the easiest to come by.
