@Jon D. I am a Broker and specialize in investment property. I have been doing this a long time and have never gotten paid unless we closed. Can it be frustrating at times? Absolutely! But, because of my work ethic these clients always end up purchasing at some point and are repeat clients.
My suggestion-find an agent that is hungry. You are doing what is neccessary on your end to analyze the deal. You just need someone to show the property and write it up. Possibly negotiate on your behalf.
Get someone who is maybe newer and more aggressive, just my two cents.

Eggshell! We do use semigloss though for doors and trim.

@Joe S. I have been doing sherwin williams eider white for a while. I do it on everything, including trim. Its very light with a hint of gray.

@Ryan Brown, I don't know what market this was in, but in my state you can absolutely do what you suggested. This has happened to me and client's I have represented many times. As-is means seller will make no repairs, that's the meaning of as-is. However, if you do inspections and find something costly you didn't know about then you absolutely renegotiate if you are still interested in the property. And you don't lose your earnest money unless you have surpassed your inspection period and then pull out for issues unrelated in lending/appraisal. It doesn't sound like your agent is working in your best interest. But then again I don't know what market you are referring to and your contract law.
