@Jason Watson Buildium is pretty good but I've been using Tenantcloud for a couple of years already. I manage properties and do all the accounting within the system, and it works well for me.

Tenantcloud has a free version as well as paid plans but it really offers a lot of features for rental management.

@Luis Savery I do agree with the comment above: TenantCloud is a good solution. There are also nice alternatives- Buildium and Appfolio.
You should check out all of them and decide which one will best meet your needs.

I prefer month to month at this time. But I don't mind signing a long-term lease agreement with reliable tenants with high credit scores. It really depends on the tenant.

I do agree that for single-family homes, snow removal is tenant responsibility but that should be specified in the lease agreement anyway.
In your case, @Carmel Duffy I'd definitely think of waving goodbye to this "funny" tenant.

@Moncy Samuel Take a look at Buildium and Tenantcloud. They are both great for small DIY landlords and have all the features you might need for rental management, including screening checks and online leases.

@Adam Lippa I've been using Tenantcloud for years. I had the same question regarding expense tracking.
A good solution would be adding yourself as a service pro, and if you don't want certain invoices to be visible to the tenants, assign them to a service professional.

As it has been mentioned already, creating a 3 month lease and then renewing it might be a good workaround. But it's risky as well.
I guess background and credit checks should help you find out who you're dealing with.

It wouldn't bother me at all. But I do agree that for some people that's still an issue, unfortunately.
