@Pia McCann Hello! Did you take a look at TenantCloud (a property management software)? They do have all the features you've mentioned, including QuickBooks synchronization. 

I wouldn't mind a fence or a pool maybe, but I'd make sure they are installed by a professional. 

I'd even leave all that after the tenant moves out to increase the value of my rental. 

It doesn't look like scam - more Airbnb thing.

@Michael Reach great comparison! I use TenantCloud to manage my rentals as well. Actually, they've recently integrated with QuickBooks Online, so you can now synchronize your data into QB. 

It seems to me the option is available in paid plans.  

Texting isn't that bad - phone calls are much worse. 

I never had any arguments with my tenants, but if they happen, I'd rather stick to face-to-face communication.

@Lance Marshall I use TenantCloud to manage my rentals and keep track of ALL transactions. QB is nice, but it lacks the functionality I needed. Btw, it's possible to synchronize your data into QB through TenantCloud (if you have a QuickBooks account already).

  I manage my own properties. Probably that's why I don't have issues with owner contribution/distribution.

I use TenantCloud for awhile, but never experienced similar Accounting issues. It seems screening fees show up as expenses, and application fee is money the applicants pay you to proceed with the application (and it's income on the Accounting board). 

I can't find the "hide from owner" button, though(

Did you contact their Support manager to clarify this? 

Once I couldn't post my listing on other websites but the issue was fixed shortly. That's what I love about TC - great customer service.

@Mark Rosario Are you sure you won't get bored watching TV and youtube videos for years? just asking:)

Probably, you should focus on other hobbies and activities that make you happy. Fixing electronics sounds great - start a Youtube channel and share your repair life hacks.
