Hire a good property manager or sign up for a property management system that will help you to manage your rentals from anywhere.
I don't have a full-time job, so I can manage everything myself. But will be considering hiring a PM once I get a 9-5 job (hopefully). :)

I use TenantCloud to collect rent and manage all my properties.
Pretty satisfied with the software so far.

It doesn't matter that much. It's more about how the kitchen looks and what appliances it has.
Most renters pay attention to the condition of the rental in general.

If you're looking for a PM system to keep track of basically everything (from accounting to maintenance issues), check out TenantCloud. It's free up to 75 units and has a lot of useful features.
I like TenantCloud as I can run screening reports and create lease agreements inside the system. There's no need to use additional services.

I'm not sure it's a good idea to renovate occupied units. If there are no urgent repairs, wait until the tenants move out.
If you rent out several units, ask tenants to move to a vacant unit while renovating the other one.

Not a problem at all (if you keep all the receipts!) But I personally prefer digital payments.

I don't like spreadsheets (just can't manage them)). So, I use TenantCloud to organize income and expenses. It's actually free up to 75 units.

@Domenick T. Got it! Yes, you're probably right. It's possible to block partial payments after grace period expiration so the tenant won't be able to pay partially.

@Domenick T. , never heard that TenantCloud blocked partial payments. You turn on 'partial payments' option and it's active until you disable it in your account.

I guess Saturday would be the best day to show the house (1-2 p.m.)
Having a Pre-application page seems a better option than requiring $35 from every applicant.
Ask your potential tenants if they've ever used any app like TC. Anyway, it's pretty user-friendly. Don't think there will be any issues.
