@Steven Tomes I use TenantCloud for my rental business. I don't know if it'll meet all your needs but I like this software a lot. You can sign up for a free plan and see if it works well for you.
You may also want to check out Avail, Appfolio, Buildium, etc.

@Erik Noraas Hello there! There are numerous online tools for rental management.Check out Avail, Buldium or TenantCloud.
I use TenantCloud - it's not expensive, pretty user-friendly, provides plenty of useful features for diy landlords.

I use Dwolla and PayPal for rent collection. Sometimes I accept cash if a tenant doesn't have a chance to send me money online. But I'm not a big fan of cash payments. Luckily, I can record it in the system (Tenantcloud account) and add additional transaction details.

@Prashant Sahni yes, it'd be nice to have a property inspection tool as well. Unfortunately, there is no one in TC. I hope they'll implement this feature soon.
Meanwhile, you can store this info in the Notes section or add additional document as an attachment covering the state of the property before and after the tenancy.

@Prashant Sahni Along with a lease agreement signed by both parties, you should ask your prospective tenants to fill in a rental application so that you can get all the necessary information about the tenant and then decide if they are suitable renters.
I'm pretty sure Tenantcloud offers online rental applications as well as lease agreement templates.
But prior to doing that, find the article "How to get started with Tenantcloud." It used to be somewhere in their Help Centre.

@Justin Wawrzyniak the easiest and most effective way to manage your rentals like a pro is to start using a property management software that will automate most of your tasks.
There are many valuable solutions: Just google it or look for the answers here on BP.
I personally use TenantCloud. Pretty solid software.

I'm a TenantCloud user for a couple of years. At first, the functionality seemed too complicated. But once you've thoroughly navigated the system, it really makes sense:)
