@Carole Hilgenberg I believe you can do up to 5 transactions without needing any license in MN. You can fsbo and try to buy your next home. But it would be hard to buy a home without access to the mls and an agent to allow you access.

@Destry Brink welcome to your first post! I would recommend speaking with a lender to see what price point you could be approved for. It works well to do this in advance because if you need to work on something you have the time to do it. It is important to speak with a lender who is an investor and works with people who are first time house hackers. I have an awesome lender who house hacks himself and is a treasure trove of knowledge. I would love to connect you together.
I would recommend that you start actively looking at properties at least 4 months before you need to move. This gives time to find a great property and not make you feel rushed.

@Ryan Fatturi I am buying a duplex in west Bloomington right now off market. There are not a lot of multi family in the western/southern metro. And almost nothing reaches the mls in those areas and for good reason. They are highly sought after. Good school districts, good appreciation, and people continue to go that direction. I would suggest working with someone who is investing in that area and finding off market deals.

@Kim Feldkamp Tim hit the nail on the head. Charging for parking is common and Minneapolis got rid of the required parking for new builds, so it’s only going to get worse. If it’s a class A building I might even start at 150 a month.

@Noah McPherson Andy said it perfectly. Also usually like he said hard money isn’t an option for auctions as they often require cash at the time of the auction
