@Andrew Agosto Honestly most people think doorknocking in general is weird and invasive. So I say go for it is nobody else doing it. I also just went to an owners house today who has a Duplex and I knocked on their personal residence so I’m doing it.

@Andrew Agosto Welcome to BiggerPockets! As far as trying to engage neighbors I would suggest knocking doors. Mailers are long term plays, expensive, and have a low success rate. Also, in Minneapolis a lot of people send mailers. You could skip trace phone numbers but most people don’t answer numbers they don’t know these days.
I would say if you’re just starting out and you want to buy property you should door knock and let people know you’re looking to buy homes in the area you live. I would also suggest meeting up with realtors who invest and can help you out.

@Jeremy Salo if you are looking to use hard money to rehab the property then this might be enough. But if you’re looking to buy a property conventionally and rehab it then no. @Sean Blomquist is a local hard money lender. Would be a good person to speak with to start

@Gustin Schumacher welcome to BiggerPockets and congrats on making the best decision to better your life! If you are looking to start out by buying a house hack I would recommend talking to a local BP agent who works in that space. Same goes with any segment of REI that you are interested in. It's important to work with people who are working in the specific segment you are interested in.

@Frank Hinck I would be interested where you are finding 200,000 duplexes in the area. Those have to be in areas that many investors don’t invest in. Most duplexes in the area are 300-400 even off market.

Get your own real estate specific lawyer to handle this for you these are complex issues and can vary a lot based on what forms were signed as well as forms were used. If you need attorney recommendation your realtor should be able to provide that
