I don't know if this helps but I am developing a plot of land in Zebulon North Carolina. it's an acre and I'm putting a double wide on it. Im putting in septic electrical everything! Starting from scratch and I'm probably going to be spending a little under 150k if you went to a more valued area I don't see why you couldn't sell something for 200k or 220k...

I've done property maintenance for a lot of different landlords and one of the things that I always recommend is that you find a paint that anybody can duplicate or pick up from almost anywhere. the price is going to be the price. it's not going to give you that much stress compared to a contractor that uses paint that varies in price/color every single time.

Let's face it. your not going to be using the same contractor all the time

if you're looking to do White and paint over good texture I would go with Maintenance Paint, from Lowe's, 5 gallon is about $40 to $50

then if you wanted an accent color or something else pick a color and paint every single unit that same color, do not deviate. I usually spend about $160 per 5 gallons for accent colors. you do not want to go with the cheapest option all the time because cheaper paint is thinner and will need multiple coats compared to a more expensive paint you might need one or two coats. labor is much more expensive than materials

When painting an accent wall in a rental property I try to pay attention to what walls are going to take most of the damage. I make this my accent wall because the more pigment in paint the more it's capable of covering something up.

For that reason I like Gray. but a different color might be more popular in your area just pick a color and stick to it, you don't need to dedicate the mental effort to this again.

I wouldn't invest anywhere you're not willing to drive every day or at least make regular visits. there's always cheaper areas no matter where you are. you may need to drive a little bit but two or three hours is not a bad range to find a house for 30k no matter where you are they exist.

for me, I found a partner / Mentor that used to operate a lot in North Carolina he knows the area extremely well and found deals. I drove from VA and did the rehab every week until it was done. took me about six hours one way.

Professional Tree Services by a Certified Arborist

Day Rate $1600

in the Daily Rate option, you will get three workers a tractor, and a chipper for 8 hours.

in a day we can get rid of brush piles cut down straight forward tree removal and brush clearing.

An hour Consultation with a Certified Arborist $150

the years of experience in the horticultural industry provides a wealth of knowledge that can shed new light on any situation. If you would like a full written report on the conversation and situation that you and the arborist have, we will roll the $150 fee into a $400 estimation and recommendation package. His Arborist Certification number is MA-6254A.

Tree removal and estimate $?

I apologize I can't give a flat rate to remove a tree. There are a lot of different factors that go into removing a tree, the best we can do is to come out evaluate the tree and see how it can be removed then give you an estimate on how long it would take and how much it would cost.

Tree trunk removal

If a tree has fallen and you've cleaned up all the brush but you just need the trunk and larger branches removed we can do that.

The first load is $500, and every load after that costs $100, a typical load is around 2 tons.

Tree trimming and pruning

If all you need is a certified professional to climb the tree and trim out the dead bits and prune the tree for long-term health, this might be a better alternative than the day rate in most cases. This does not include clean up, however, this does require an estimate prior to pricing and scheduling.

Shrub and bush pruning

Even though trees are our favorite, a lot of the same principles can be translated into bush and shrub maintenance. If you have an aggressive bush that is impeding on your pathway or windows we can prune it in a way that will encourage the health of the plant and also keep its behavior in check. This is also something that requires an estimate and thus it's hard to put a price on.

The pictures were all taken from the 2 tree jobs. I figured this would be a good example to show the job in question. There were 7 pine trees that were leaning towards the client's house as well as her neighbor's house. This was an interesting project because there were sheds, fences, and other various obstacles in the way of removing the trees. We ended up attaching ropes to the majority of trees and lowering it safely to the ground. Not that I was surprised but thankfully none of those obstacles was a problem and the job went off without a hitch.

The last couple of pictures was of a small job of removing a Bradford pear that was leaning towards the client's house. this is also a situation where we had to attach ropes in order to maneuver the tree to the ground.

I'm the guy in the sunglasses and hat (Daniel) my brother is the skinny one with the really big log (Devin) and my other brother is the guy in the tree and using the Husqvarna chainsaw (Dillon). We enjoy working with each other and we work very well together.

I consider myself a newbie real estate investor and as such it's hard to afford solo real estate Investing in northern Virginia. So To combat that price point I partner with other investors and I manage the rehabs. iv traveled all over Virginia North Carolina as of now I'm doing my first 50/50 split with another investor to do a major rehab (iv never done something this big before) but the rehab is about 3 hours away from Washington DC because that is how far you have to go to get a house for under 200k.

If you're looking for a story of a kid that's trying to make it In the real estate investing world and probably getting into something over his head, not to brag but I would probably be a good fit.

The house is in Gretna, VA 24557

Purchase price of 30k

rehab budget of 30k

ARV of 100K Maybe 120k

The House is a disaster and needs new almost everything.

The partnership is one partner buys and sells the house while the other (me) pays for all the rehab. I'm buying all the materials and doing all the work. If I wasn't doing all the work the 30k would probably be more like 80k, I know that sounds bad but I kinda see this as me paying my dues.

We plan on selling it this fall if we can but also planing on next spring.

As of now, we're in escrow and I'm just confirming all the little details when it comes to pricing materials

we can build you a brand new deck from scratch or more often than not when you have a deck that looks like it needs a little more than just some TLC it just needs to be refaced, which is a much cheaper option than replacing it and getting an entirely new deck.

More often than not the framing underneath the decking is structurally sound but the decking has started to rot and lose its structural value.

If you don't require a new deck then we can also paint and powerwash your deck.

In you're ad it doesn't really say what kind of property it is. what kind of property is it?

I'm a real estate investor, primarily a house flipper but I also have some tenants of my own. I would like to have a conversation about what kind of property manager you would like, Do you want somebody that you can work with or somebody that Makes it to where the only thing that tells you you still have a house is the rent deposits each month

I charge 10% of the total rent collected, plus any expenses.
