Hey everyone!

Iv been contacting a seller of a single family house for about a year now and yesterday we had a really long conversation. Well come to find out him and and his family have a 50 unit apartment complex!

It's not up for sale yet but I think it's just because they don't know how to sell something like that.

I need some help.

Would anyone be willing to walk me through a deal they did and share there books?

I'd just like to see how someone else would set it up.

But anyway how much do you think a

50 unit each unit is 1000sqft 2 bedrooms and 1. 1/2 bathrooms

With an average rent of $650

Location is 30 minutes outside of Charlottesville VA

Would be worth?

I was thinking around 3M

Everybody I have a house in New Bern North Carolina 509 blades Avenue and I need Capital to purchase and fund the rehab.

the purchase price is 15 k predicted rehab of 25k resale value of 130k

Closing February 26th

Generic partnership agreements

Personal loan of 40K for 8 months at 15%

Not connected to the house.

40/60 partnership

I'm also open to other arrangements

There is a potential catch but when is there not.

Hey everyone

I've got an opportunity under contract but it's coming with some catches and I'm trying to figure out a way to get it done. I'm going to give the real address and real everything because I generally need some help because this could be a big break for me and my real estate investing career.

the address of the property is 509 blades Avenue New Bern, North Carolina

The purchase price is $15,000 and change

Estimated rehab cost $25,000 and this is me doing it myself

resale value $130.000

Closing date February 9th extended to 26th

resale date July at the latest

We find a house we make an offer it gets intercepted. three weeks ago the county approached us with a document that is basically a court document that says the previous owner has a considerable amount of fines associated with the house due to the fact that it is dilapidated and he didn't fix it in the time allotted.

they want us to take on the responsibility for those fines with a new time frame(in 2020) for getting it done and theoretically, those fines will be waived.

they make a big to-do about bringing the house up to minimum housing standards and they say that the house is dilapidated and if it's not better we're going to get potentially a $50,000 fine My partner and I are very persistent about asking them specifically what they would like done to the house to bring it up to standards because right now it's kind of an open-ended question and they won't give us a punch list.

We were afraid when we go to close they will be up our butt about some off-the-wall thing and we won't be able to close on the resale of the house.

going off That Fannie Mae insures clean title, in the contract that we already have signed.

In most cases doesn't Fannie Mae ensure clean title and shouldn't these fines have been taken care of prior to the potential sale of the house?

I'm linking my personal plan and the contract they want us to sign and other.

I'm developing a plot of land and putting a double wide on it. I went to a lawyer to get a Declaration to Affix but he's going to charge me $700. I was wondering if anybody has a blank i could use, or for North Carolina as far as I understand it it's a pretty standard form but I was wondering if anybody on here knows more about this than I do.

I did Bnb for a few years and I would definitely keep things as a long term rental.

Bnb you need a hole team and what not to keep making money and if that team is messed with then you stop making money.

To me I don't think it's worth the work compared to long term rentals.

At least not in the area your in.

Hi everybody I think I would rank myself as a medium small investor I've done a few flips and have if you renters and of actively pursuing the expansion of my portfolio.

I was trying to think of ways that I could add value to people and one of the ways that I thought I could was to share tools that I most use.

the first thing that I absolutely love and I don't think enough people I know about is called a quarter round cutting tool. When I put in a new floor most of the time I have to measure my quarter round get up go to a chop saw that is outside make my cut and then come back inside without banging the walls and then if I need to make any more adjustments I have to go back outside this takes up a lot of time with this tool I can just sit on the floor with a bundle quarter round and Scoot around and chop as I go it's extreme Improvement when it comes to time and your knees.

Is the name of a similar to wall that I use copied and pasted directly from Amazon.

A impact driver If I didn't have my traditional drill it wouldn't be that big of a deal, I rarely use it. My driver can do everything and more that my drill can. Have a impact driver I would highly recommend having it there smaller lighter are once you start using it you'd be surprised how you ever went along without it.

A big and small Vise grip channel locks I use my channel locks all the time. they are always on my belt whether I need them or not. I can use them for plumbing electrical work sheet metal work or just holding something that my hands aren't strong enough to hold. channel locks are a must-have. if you can't think of a use for them just have them and you'll find one.

my favorite Screwdriver is a Milwaukee Multi-Bit Screwdriver, Tip Size #1, #10, #15, #2, 1/4 in, 3/16. It has a variety of bits in it that are useful but the thing that I consistently love is the fact that you can change tips super easily and if you need a bolt/nut in an electrical box or other places remove a tip and the hole that the tip was in will fit the bolt you're working on. A lot of the nuts and bolts are standardized sizes.

A voltage detector pen. one of the things that can spruce up a property is new cover plates and outlets/switches. they're usually pretty cheap at $0.60 a piece or less but it's always nice to make sure that the electricity is off if you're working with other people that need the electricity on or if there's a bunch of rabbit ears you can determine which one is the feed wire by testing with your trusty pen.

A PEX crimping tool when I first bought it I was reluctant to spend $60 or $80 on this tool but it has been totally worth it. when it comes to connecting PEX pipe to sinks or anything I prefer using this because it is super fast and easy compared to PVC cheaper, faster, and easier than working with copper.

Rubber gloves and a good caulk gun. spend the extra 10 or 15 bucks on a good caulk gun there's been so many times I've ruined a tube of caulk or ruined the gun itself and it is just so much nicer to have a good caulk gun you'd be surprised.

Everything else is really just personal preference, I guess.

I'm on my second lap of listening to the entire library of BiggerPockets.

I listen to books and audio all the time. I can't say how much I wanted to read all the blogs and all the value that isn't in a audio format.

I don't have the time to just sit down and read I'm trying to make things happen.

Before they get too entrenched in their agenda does anybody want to highlight some show ideas???????!!!

Personally I want there to be some kind of optional gray area when it comes to information. it would be really important to someone like me to listen to the information and then have access to spreadsheets graphs or any other kind of tool that is referenced.

Almost like a interactive TV show. That would be SO helpful!

it would allow someone like me to go through scenarios and see how they affect others and teach me cause and effect when it comes to specific problems.

Anyways does anybody else have any other topics??
