@Edgar Estrada - Washington state or D.C.?  Atlanta, Houston, and Dallas are great markets but they are hot! Tons of people moving there. Great place to spec build, hard to find a screaming good investment deal if you are new. If you go TK - please be cautious! Do your research.  Best of luck to you.

@Kenneth McKeown, if you are a math major/teacher skip the COC ROI. That number is good for the first year only.(to be honest) Find the internal rate of return or the IRR. Don't forget to evaluate the time value of money. The less in, the better. As long as you are not over leveraging and you have reserves. I am a vet too, best of luck to you brother. @Jill DeWit, excellent info. Thank you for sharing! Could you elaborate or PM me to expound upon the data you use? I understand the direct mail piece (DFD, listsource, etc...) but I am interested to know about nationwide and county assesor access. 

Do you download spreadsheets from county assessor's office, pull the data for houes you are interested in, and mail them?

@Powell Chee, option B every day of the week! Refi. As long as you have appropriate reserves and that $100 cash flow truly accounts for the appropriate amount of capX, repairs, management, etc... Don't underestimate those.

Also, I am not sure of your whole financial situation but don't over leverage.

All that being said - Time Value of Money! You can deploy that extra capital now while interest rates are low. If you plan is to sit on it - go option A. However, I recommend you invest in something else.

@Jason Sterling, what research have you done to date? There are a lot of shiny objects in this game. I would highly recommend reading some free literate available through BP. (At the top under the Education tab you can find a wealth of information) Also, maybe listen to some podcasts. Once you have examined your strengths, weakness, and desires pick one area to try at first. 

Then, figure out your market you want to invest in. I have been a long-distance investor/landlord for a long time. Recently I have decided to invest locally. There are pros and cons to both investing at a distance or locally. Feel free to PM me if you want to discuss.

Next, ask the community to analyze a flip deal or a BRRR you are looking at, etc... The first one is the hardest, scariest, but one of the most exciting.

Finally, dive it. Get your hands dirty.(Either literally or metaphorically. I recommend both, to an extent, your first time around)
