@Rodney Harris, I would recommend you go with an out of state, savvy CPA that specialize in working with real estate investors. @Amanda Han is one or @Brandon Hall is another.

@Marc C., the KCMO outlook is great. Inventory is down to 2.1 months and prices were up 9.1% last year. Cap rates vary depending on where in KCMO or the outlying areas you are. They range from 5 to 10% with A/B areas demanding 5 to 6% and B to C demanding 6 to 8%.  There are MFs out there and some interesting areas are starting to revitalize.  

Currently, my broker @Chris Dawson and I are assisting an out of country investor and a couple out of state investors purchase multis. PM me if you want to discuss further or need some additional information. Best of luck to you!

@Wes Steimel , check with the city and make sure all the permits were pulled. (It is all listed online) The last thing you want is to find out you need a gut and there were additional repairs made to the HVAC, foundation, structure, etc... that wasn't permitted. The cost will bury you.  Let me know how it turns out. Also, feel free to PM me if you want me to pull some comps and help you work through some of this.

@Rodney Harris, it might help to attend some of the local REIAs. @Kim Tucker host the MAREI, in Overland Park once a month on Tues. It is truly a fantastic event with 100+ investors at each meeting. Also, there is a Winvestors meeting every Weds in KCMO.  Go to either and meet a few people, find someone who is doing the niche you seek. Then ask how you can assist them.  Make it a win/win for both parties.  Do that and you will have a mentor sooner than later.

@Michol Murray, there are a bunch of TKs in KCMO. I know investors who have used a few. Please do your research! Some are great, others... not so much. Their pro forma might look fantastic and the area of the home might not appear terrible - but sometimes they are. (Decent home, but in a bad portion of an overall good area) Are you looking for an SFR or multi? Feel free to PM me if you want additional advice or feedback on TKs. Best of luck to you!
