thank you Erik for your feedback . Is it more necessary to create a business plan to get potential cash investor interested or more for your own personal goal setting.

I have read a couple of discussion about creating a business plan for this flipping business. A lot of newbies needing help with missions statement and their overall goals in their real estate investing journey. And some of the responses from pros and experienced investors are saying, jump in play in the water get your feet wet. Take action and not waste time on sounding like you may be a great entrepreneur. I agree that taking action is the best way to start your business I also believe that if you fail to plan, then you plan to fail. With that being said, is there another possible method of outlining your potential goals other than using a business plan?

thank you Vanessa for your feed back . I am a great property finder on account that I have wholesaled some properties. Where is the best place to try and get a partner? In the marketplace?

So I was approved by a hard money lender for a project, the only requirement is to come up with some money to get appraisal and other small fees and I am stuck because I don't have the amount necessary to cover it, do I just cut my loses?

I met my mentor through this site.

I felt the same way when I was living in NY. Currently I reside in Virginia which is a whole different atmosphere. I started out with a mentor and he suggested getting my feet wet with wholesaling. I made some great connections and made some money as well.
