No clue but i would like to live somewhere with an avg yearly summer temperature of 80 degrees, a beach, mountains and good food

Def look for a house. Don't buy anything you wouldn't buy w/o added pressure. 

Backup plan is to go moth to month on lease. 

or Move stuff into storage and stay in an extended stay hotel till you find something. (may be dangerous with CV19)

If you have a dn pmt of any size you may be able to do an NQLA- Non qualified loan assumption

Crash on a friends sofa if able while you look

Buy a travel trailer and stay at a local RV park till you find something (my favorite)

Waive sec deposit

Lower rent for first 3 months

Include utility stipend of up to $75 per month

Moving assistance allowance of $300

etc... get creative and advertise the heck out of the specials. Tell them they can choose one with a value of up to "X"

@Aaron Gordy I am sure they are looking at the entire US as a whole and averaging it. Our area will appreciate and areas like maybe Chicago/New York may decrease.

No clue really. That's why I just focus on local data trends.

Corelogic & Case-Shiller Index predict a 6.6% decrease in home values by May 2021 overall.
I do not think Austin or the surrounding area will need to worry about this much..... We should see an increase in values going into next year due to supply.

depends on your assets/income/credit/dti's/preferred locations, etc...

If you can swing a 4 plex on a deal that makes sense I would do that. If not, look at dup's and SFR/ADU combos.
