Offer to pay an agent a few hundred bucks to draft the offer for you or something. That will help alot.

New neighborhoods are typically not good for investors. I would focus more on finding a good deal in any neighborhood you have an interest in that fits your long term RE Goals.

I recommend not limiting your investments to just RE. Balance your investment portfolio to your liking. 

IE. I try to keep mine as follows:

80% invested in things that pay me (dividend stocks or RE, etc)

15-20$ hedge/speculative (gold/silver/btc, etc.)

Another Headwind for the housing market. (except for Austin, TX which is bulletproof for now)

There will definitely be a rush for the door at some point. I hope folks can think far enough ahead to make it somewhat orderly. Is anyone seeing any overt signs of distressed sellers anywhere in Texas?
