Cash flow is not terribly relevant in Austin. A break even cash flow deal with 7-10% annual appreciation and your principle reduction each month is a winning deal.

forget that .65 stuff... it is a hope right now and not terribly realistic for most deals in Austin. I am good buying a 75-85% deal as long as the $ are right.
IE 80% of 300k (60K) vs 80% of 200k (40k)
I look at dollars made these days vs %'s.
Although,
I own a construction company so can rehab for cheap
I own an insurance company so can write my own insurance for cheap
I am a RE Broker so do not have to pay commissions
That makes a difference

I would add "not looking a the Real Rate of Return" on their investments. Normally they look at nominal only.
