Forget cash flow without a 30-40% down pmt.
Focus on the appreciation. Leander, TX is my first choice. 2 billion dollars worth of projects coming in over the next few years.

Neither is better depending on what you find. Look for a good deal in either class.
Also, look for an sfr you can drop a travel trailer on as an airbnb or rentable space
