Austin is a low cash flow, high appreciation market... depends on what $ you want when.... Centex has markets for all goals

pflugerville, round rock, liberty hill, cedar park are my areas of choice under 300k

look for low tax areas with low to no HOA fees close to major intersections with decent schools, min 3/2's, no condos

bid high, get under contract, do an inspection, wait till end of inspection period, negotiate down some, buy house

Anything you bid over value should be made up with appreciation the first year +/-. Be prepared to bring some extra cash to closing if needed if the property does not appraise. This is a winning strategy right now in my opinion. 

It is not worth 5-10k to lose a home if you are in for the long haul. Every 1k in financing is under $5 per month.... so it is not painful.

Central Texas is your best market for appreciation. Net cash flow is less in many markets but the appreciation makes up for it.  Look from San Antonio to DFW area. Most of my investors are focusing on Austin and Killeen at the moment.

We are closing deals weekly.

Work on defining your goals first in dollars and time.

What do you want and when do you want it? Keeping in mind your assets, resources, experience, etc...

1 yr, 5 yr and 10 yr plan.

Every decision should feed this plan.

Cash is losing value right now so target something with at least a 5% annual return to assume a breakeven.

Setup a virtual office at a Regus type place and get them dropped to the receptionist

That is a good idea. If you do not need to be in Austin try looking outside the area some and buy a duplex/fourplex.
