Even if my property value in Austin goes down by 10-20% I am still up 20-30% from where it started at least. I am ok with that math.

That is a very generic plan. You need to sit down and run 5, 10 and 15 year investment goals. ROI, when, reinvestment, markets, etc...

A home builder would work just as well as a developer if it is just 1 lot.

Lots of properties open to investors but you are buying at full retail normally. I would focus on homes 2-5 years old if you want newer.
