@Zak K. Yes, precisely. I have not come across anything for smaller portfolios like mine.

@Zak K. Yep just 5 units and I'm looking for a way for my tenants to pay rent online and make maintenance requests online. Send over what you have, I'd be interested to take a look. Thanks!

@Kim Meredith Hampton That makes perfect sense and in turn makes no sense to use Appfolio for a smaller portfolio. Thank you!

@Kim Meredith Hampton Hi Kim - Why would you not recommend Appfolio for anything under 100 units?

@Joel Owens Great feedback. Makes a lot of sense. It think it'll be interesting to see how the inevitable rise of interest rates will affect the barrier of entry for new investors like myself.

Sounds like you have a well oiled machine there, hope I'm able to work with brokers with your mentality in the future. Thanks!

@Salvatore Lentini That's great stuff. Thanks for sharing. I'm definitely going to follow your advice and leverage the credibility of an experienced partner/co-sponsor. I know all it takes is that first deal!

@Chris Tracy That would be awesome, I think it would help a great deal. Thanks!

Hey BP family - Sometimes as newbies we get caught up in take take take because we feel as though we have little to no value to give. That's another story for another time but my question does stem from it: Is it common practice for investors to exchange commercial brokers (contact information)? An "If I give you my A-rated brokers list, will you give me yours" type of exchange. Better yet, "I just started - I don't have a brokers list, so I don't have good deal flow. Do you have any recommendations?" I'm sure brokers love to be marketed by word of mouth, but do investor like to give up their sources? I guess it would depend on whether one has an abundance mentality or not, but I'm really just asking what common practice is and if I should think twice before asking an investor to put me in touch with some good brokers with nothing to offer in return. I'm interested to see you guys' thoughts. Thanks BP family!
