We're also seeing more lenders starting to accept crypto, allowing borrowers to use crypto currency to cover down payments and closing costs.

Hi @Phoebe Stein. I agree with what @Ray Hage said. I think there's still excellent opportunities especially here in Miami and South FL in general. This is where we buy. We also buy in WPB as well. I think since this is your first property, focusing on this area might be your best bet. It's much easier to do market analysis on the area you're living in...imo!

Hi @Samuel Santos Borges. I'm here in Miami. I'd talked with a immigration attorney and real estate attorney before doing anything if I were you, just to make sure you're good.

Quote from @Luis Maqueira:

Next step

Find a local Multifamily Investor group and go meet members and partner up with experienced people.  That is the best Seminar webinar workshop you can do.

Do a couple with them and then you will be ready to roll,  but you will not have to go through the learning curve alone.

Good Luck,

I go to  a group in Doral if interested

Hi @Luis Maqueira. I'm here in Miami and would love more info about the group in Doral.

Hi @Jonathan Perez. I see you're also here in Miami. What is MFM and was this workshop held here? I'd love to know more about it. I assume it has to do with multifamily investing, I'm not familiar with that workshop. Thanks!

Hi @Florencia Cafure. Good question. I personally think MF is an excellent way to go if you're trying to maximize or generate more cashflow. However I'm down here in Miami, and I think it's a bit more difficult finding MF properties in this area. In which case SF may be your better option starting out. I'd personally stay away from condos. Those fees will eat up cashflow. Feel free to give me a call if if you'd ever like to chat more about which way to go. I'm always willing to share thoughts and advice.

Hi @Shai Yona. I'm here in Miami. I'd love to connect with you. What types of properties are you looking to purchase? I'm more than happy to let you know about properties that we either have or come across. I'm an investor and Mortgage Broker, and know of several contractors here, so hopefully I can be of assistance to you in more than just a few ways.

Hi @Rogelio Andres Jimenez. As others have stated. You can go up to 75% LTV with a cash out DSCR loan. Rates will depend on your credits score, property type and LTV.
