We're also seeing more lenders starting to accept crypto, allowing borrowers to use crypto currency to cover down payments and closing costs.

Hi @Phoebe Stein. I agree with what @Ray Hage said. I think there's still excellent opportunities especially here in Miami and South FL in general. This is where we buy. We also buy in WPB as well. I think since this is your first property, focusing on this area might be your best bet. It's much easier to do market analysis on the area you're living in...imo!

Hi @Florencia Cafure. Good question. I personally think MF is an excellent way to go if you're trying to maximize or generate more cashflow. However I'm down here in Miami, and I think it's a bit more difficult finding MF properties in this area. In which case SF may be your better option starting out. I'd personally stay away from condos. Those fees will eat up cashflow. Feel free to give me a call if if you'd ever like to chat more about which way to go. I'm always willing to share thoughts and advice.

Hi @Rogelio Andres Jimenez. As others have stated. You can go up to 75% LTV with a cash out DSCR loan. Rates will depend on your credits score, property type and LTV.
