from what i see, you are such a cut up! enjoy

Ask a few questions and take it from there:

How much would a comparable how rent for?

How much would a mortgage run?

Is the neighborhood rental friendly?

Is the price good enough?

Enough down, repair costs, emergency funds, lease, management, who'd do repairs, etc...

Those and more should drive you to the answers you seek... Best of luck!

Looking for motivated newbie! Have lots of experience and need local eyes, ears, and assistance. If you may be interested in working on deals, learning, etc. so basically we can grow together, shoot me a message and lets discuss.

@Edwin Duran

It's possible and so much more, open up your mind, read and research here and anywhere else you can. Find something you will enjoy and give it a try. We all love real estate here and most can give you great stories about what we have done. $1 deals, properties at pennies on the dollar, 1/2 or 1/3 of value deals, etc. best to you in your research, please find out for yourself and make an informed decision.

@David Espinoza

Nearly anything you can find to make money can have pros and cons. I get silly phone calls and usually take care of them all while reminding myself they are paying me over $12,000 a year to pay for the house and repair it while my wealth grows. If I were to find I don't like the phone calls, then can just pay a property manager $1,000 or so a year and still take home roughly $11,000 per year.

If you think that you might like it, just look up the lists of wealthy people and see how many of those have real estate listed as the prime or secondary source of that wealth!

If you don't like rentals, many other ways to build wealth in real estate, tax liens or certificates, etc. can bring in big money too or try something other than real estate...

Either way, best of luck in your decision, just remember you asked on a real estate site so you will get response from those that are pro-real estate!

Run away, prefer to deal with a face, so I try to do business with smaller banks, allows me all kinds of bennies: quick notary, proof of funds, unlimited free bank checks, and many more to include a free line of credit on my account...

It all depends, we had a unit in one in Annandale, VA. Costs and assessments got to be a little much so dumped it at the peak in 2007. In a house now with a HOA, didn't like a few things so joined the board and helped adjust their thinking...
