Sure, @Aldrin Contreras , it is ok to wholesale without a real estate/broker license... in fact, you don't need a realtor to wholesale a property if you find a owner who will sale you his/her property without a middleman....

It is when you are looking to wholesale REOs is when you have to "DEAL" with a realtor...

I may have FINALLY found my dream REALTOR to work with After all of these years.!!!

On several of his lists that I have been looking over, he has some fire damage and burnt out multi-family homes THAT I KNOW I CAN GET FOR "PENNIES"....

In fact, there are far more out there in the Northern, NJ area that he can list. My question is, has anyone wholesaled or even fixed and flipped a fire damage/burnt out property? I haven't and would like to know is it worth trying for?..

It would be very nice to have financing on some of these properties to do the wholesale flip. 

What do some of you think?...

@Jeffrey Vargas It was on the internet when I was looking for deals some years ago up to the present day.... I came across it from time to time... and I nearly bought into it... I think that I will go where the pros tell me to... hard due diligent research and networking...

@Account Closed.... I will do just that... and I will also PM you both for more help... The site that I was referring to was asking for $97.00 initial and $29.00 the month there after... Now I do know that this site does have a whole of private money lender leads.... hundreds of them... but I am not sure if payment that is worth it... May be I will reconsider... $100.00 doesn't seem like a lot of money for hundreds of PML all across the country....

But I do need a bit of training on the subject...

Can someone suggest to me the best possible way to find Private money Lenders in my area? What is the best approach?... 

and does anyone know if www.privatemoneygoldmine.com is a legit site?...
