I'm am looking to for transactional funding for a possible upcoming wholesale deal.... A proof of funds would be a good thing when dealing with realtors... Is there anyone that someone would know to help me?
Plus, I need a private lender... may be several, because northern Jersey(Newark and surrounding areas) are an absolute gold mine...

Keep at it @Jackie
You'll find it easier.... and I would suggest that finding bits and pieces of info on all of the subjects on real estate that you like is a better approach and cost effective.... Get several opinions from experts and analyze them yourself...
Eventually, it's better to get a mentor... but only when you have made a few deals and are able to afford one... Mentors are great as long as you picked the right one for the right real estate program you embark on....

I have to agree with you @Mindy Jensen about some wholesalers getting a bit over their heads... Two things however, can also be mentioned as a factor. One is, that a person starting out can only be forthcoming if they know all of the laws and understanding with the seller. Inexperience can get in the way but not on purpose.
Secondly, there are a number of realtors who have burned sellers knowing that a lot of investors are out there, by getting the seller to jack up the price of the properties knowing full well that the prices are too high for selling. Not all realtors are like that but that also hurts the position of the investors as well as the sellers.

I wish you and your wife luck and success... I've delved in and it's not that hard nor intimidating... to me... Just watch out for unscrupulous realty agents... try and deal primarily with the owners themselves...
You'll find ok realtors if you build a trusting friendship with one or two...

Did you try and advertise for a private lender in the free sites like craigslist? That might be an option. When you do, ask for terms that will make your purchase comfortable for you...
I am actually in a similar situation trying to get a property under contract for $25,000, multi-family... I'm not sure what I am going to do with it yet. Wholesale or renovate...
