Hey there BP members... My favorite place in the world to follow my dreams...
I have a scenario for you all... May be your expertise of those who are in the bulk bank tape performing/nonperforming note/REO business... What if someone sent you a tape of REOs and some nonperforming notes to broker to someone else or buy yourself? Lets say that I want to broker them, or most of them to someone else, where do I start in terms of contacting and what percentage should I charge for myself for brokering the deal?
The note business is why I got back into the real estate business. However, flipping single owner notes are far more different than unemotional bank tapes that they are trying to get rid of. If anyone has a home study note program that they would like to get rid of, I would love to take it off of your hands. These note gurus cost too much money for what I want to afford for now.
Anyway... I truly need the expertise about these things.

Hello Group... I thought that I would ask this particular forum that may have ran across the same problem that I just did...
I came across a property while working on signing contracts with another property across the street from the one I am trying to close on... I contacted the tax assessor and collectors offices and was given the same name of the owner... but with the same address of the property in question, no other address, which is, by the way, board up and has been for quite sometime; per local residence of the block...
What can I do to take the name given me as the owner of the boarded up four family and locate the person who owns it so that I may get a chance to purchase this gem.????
Any one that dealt with this, I need your expertise right away... on...

Welcome aboard @Ella Blue,
To setup an LLC or corporation... You don't really need an attorney for that except when you are buying and closing... That's also a choice too...
but you can use a CPA, Someone who does your taxes... can do it... OR... You can do it yourself... it's not that hard... you can even have an attorney or CPA look over the docs before submitting them....
I used my CPA... WOW..!! Back in 2005... Excuse me... I gotta grab my walking cane...

I understand what you are saying @Wayne Brooks, I may need a letter of intent... which is better... but I'll just have to go meet them and give them my answer to purchase in a day of two while my applications are pending...
I have no choice...

Hey there everyone.... A bit of an emergency...
I am in sort of a bind....
I have several appointments on Monday and Tuesday with realtors and I am in need of a POF letter before hand.... before applying for the loans that I may need to purchase these properties if they are acceptable.
Where can I get a POF right now from a transactional funder and what will it cost, if it does cost?
Anyone knows.?...

Jason, is it ok to ask you, the total cost of repair? I just want to get an idea... I'll understand if you can't...
