So true that it is not a problem til it's a problem meaning a private lender deal goes sour and they complain to the SEC. That how it all starts with any SEC investigation and fine.

When you talk to any potential investors you have to be knowledgeable in your area of investment. Don't try to bluff cause they will smell that. Keep expectation on returns within reasonable strike zones. Listen to what they ask and probe their wants. It's all about networking. You get one and then another comes from them and so on.

I have found Meetups a great way to meet people. I have discussed BP at these meetings and many are familiar and have signed up for BP. A good source for referrals

I don't know of any one I have been in contact with on BP that contacted me because of my influence meter. Most of then don't understand what it signifies. The contacted me because of something I posted.

I like the 30 days process.
In Georgia I have to serve a 60 days notice prior to proceeding with eviction.

I have found that some banks don't look at the offers if not within a certain range. But keep working and do your best job in presenting your offers. Not everyone will get accepted but eventually some will.

Having been gotten in a co-signing fiasco once, I now people get their loan by other means that don't involve my guarantee.
