Just to follow on to the quality insights -
Scrutinize the annual property operating data; are the numbers provided accurate based on what's provided? Spot check the utilities, property taxes; what hasn't been provided that should have been?
How do the numbers compare to the relevant part of the sellers tax returns?
All this is to help better project the Operating data for the property
What's the typical market cap rate
Now what is the NOI divided by the cap rate? How does this figure compare to what the seller is asking?
While this isn't the complete analysis, it'll help further the evaluation process
