I would not rely on Zillow to determine your appraisal value. Aside from having the property appraised, look for recent nearby sold comps to help get an idea of the value of the property. Hope this helps.

Based on your experience of the area, what's the typical tenant turnover? This may help you analyze the property going forward with an annual dollar amount for property management, which can be reflected as a percentage of the gross scheduled rent income.
