Congrats on taking action. Set some goals for yourself - daily, medium, long term goals, such as talking to 3 new people today. This will become habit forming and you'll notice a steady improvement. You're on the right track by putting yourself out there and network, getting comfortable with speaking to folks. Learn to live and grow from rejection. At the end of the day, this is a numbers game, and you're are going to get plenty rejections before getting a deal.

@Selena Walsh Great job and deciding on a strategy. My recommendation would be to build relationships with lenders and explain what you're goals are, how many properties you expect to get financed. If you are investing locally, a good resource could be smaller community banks & credit unions. These institutions tend to hold the loans and therefore their criteria may help you address your concern about being "tapped out". Additional options include private money, hard money, seller financing, etc. Hope this helps and keep us posted on your progress

Hi Maggie - 

Can you walk us thru how you came to an offer price of 400k? What class property/area are we talking about? What's the market cap for the area? What are the comparable sales in the area? This will help add to the analysis. Happy to discuss further

Nick Congrats on getting involved at such a young age and taking action. You'll find in the multi family space finding deals is very relationship based. Often brokers are the key to finding these deals. Brokers spend quite a bit of time talking to prospective sellers. Additional sources for deals can be developed once you build your team such as property managers, bankers, real estate attorneys, etc. Some folks have found success in direct mail marketing while others find direct mail less productive because brokers generally have already built relationships with potential sellers. Online searches for listings can shed light on which brokers are active in your area and can be a starting point to build a relationship.
