I know other properties within walking distance to stadiums in a clean, safe area can be profitable not only for the Super Bowl but other dates, i.e. other home games during the season or other events held at the stadium. Are there other things about the location that would attract an AirBnB customer like convention centers, tourism, etc.?

One way to estimate prices is to register as a consumer on AirBnB and other sites to get an idea of what the competition is doing in terms of pricing during this time. Also, comparing hotel rates during these dates can help provide the data you're looking for. Additionally, parking can be another profit center for these events to consider.

Re-run your numbers and if they work at a higher offer price, and/or without contingencies that would keep you up, then move forward. 

This is a great example of understanding the motivations of the seller, and how to provide value as a buyer. If we are all competing on price, then it becomes difficult to differentiate ourselves. However, if we can better understand how we can provide value, then we're able to compete outside of price alone. 

Either way, thank you for sharing your experience because there are many of us that will benefit from your story. Great learning opportunity.
