For FL, I would recommend a local agent. Due to the coastal risk, out of state agents that has the national carriers aren't going to be the best market source. You will want an agent that knows the intricacies of the localized market condition.

What @Casey J Burkhead a homeowners policy is it. Just make sure you let the insurance agent know it is a two unit with one owner occupied.

Hi @Tony Lee I am in the Lehigh Valley and do hard money lending in the area. Although since you have a heloc, you should definitely use that as the interest rates will be less. Once it is renovated it you can do the "R" of the BRRR or flip it. @Ralph Trinidad is a mortgage broker in the area. You can give him a buzz too.

@Timothy Frazier $600 a year isn't bad. With a % deductible is it State Farm? For my clients in Western PA, I have found Guard and The Philadelphia Contributionship to be competitive if monoline. Erie is good too if you have auto with them.
