One thing people need to understand, while you may be interviewing him, he is also judging you and deciding if the project or you are something he is interested in working on and with.   I have had several investor clients bring me projects which I simply walked away from due to client have unrealistic timeframes or budgets or they just seemed like they would be a total nightmare to work with.

Treat your prospective contractor with the same respect you want and dont act like they are all trying to gouge you or mislead you.  There are good and bad in every field out there and contracting is no different, just seems the bad contractors get more press.

I wont get into pricing as that will vary greatly area to area but will also say that while your at it, upgrade to at least 150,  100 is out of date.

Love it and have been using it for along time now.  Actually use it to replace frozen line areas and have never had a freeze in it.

Gas lines for lights.  Most we come across are dead and we simply cut them out.  Always check before doing this though.

You really wont know until you get in there.   Its also going to depend on how many of the pipes burst, where and how long the water was flowing.  

Water strips and destroys more then you can imagine when its left running for awhile.  Make sure to have a knowledgeable contractor with you to assess the true damage.

2014  F250 4x4.   Making a payment doesnt bother me because without it, I dont make money.   While the paid free and clear 1998 with 200k miles on it may work in you milder climate states,  up here in WNY dependability is my biggest concern and knowing I can fire up and go on a -14 morning is worth every penny.

We do easily 90% with only some of our HVAC being subbed out, but we are GC's and have been in the industry for 20+ years.  

One piece of advice I will give is, DONT live in your rehab as your planning to.  It will slow everything down and make your life miserable while your at it.
