I highly suggest you go to one of your local REI Meetup's, there's actually one tonight! If your serious about finding someone to mentor you, you need to do some face to face networking or something to standout from the crowd. I see this exact same message about 10x's a day from people all over the area. What kind of "deals" are you working on? Cash buyers are investors......real estate investing is a really vague term....it could mean anything from wholesaling, flipping and holding. There are a ton of good resources on this site that pretty much answer all of your questions.....I would start listening to ALL of the podcasts and start reading and educating yourself.

Hello my fellow Philadelphians!!!! 

Just doing a "reintroduction" to be able to connect with more local REI.

Just a quick intro: 15+ years in sales and marketing within the medical sales arena. Currently freelance and consult with major corporations, start ups and other businesses. Slowing transitioning to full time REI.

Already successfully wholesaling and investing within the major Philadelphia area. We have everything from residential, multi family, raw land and commercial properties available. 2 things in my view:

1. Deals - and consistent deals not just 1 and done.

2. Professionalism - and I say this because I believe without it you won't be able to build lasting relationships with your investors for the long term.

What was the reason for joining the REI firm as opposed to doing it yourself? Just curious....

I also left my full time job in medical sales of (13yrs), but instead of leaving it completely I decided to freelance as a consultant....the income I make from that is used to pay for my wholesaling business and investments. The goal is definitely REI full time...so congrats on the move and look forward to seeing your update.

Looking to connect with any REI who invests in the area mainly for buy and holds. We have a potential commercial space with a residential apartment attached (already has tenant) in a great area of town.

Most of our investors and our focus is in Philadelphia so looking to expand our network of buyers in the Monto area as well as delaware county.

I highly suggest you link up with someone in the area and learn more about it if not even take a trip down here. Philly is a block by block city and if you invest on the wrong block your screwed! We see many out of state investors get burned big time by thinking just because the price seems good, doesnt mean its a good investment. If you don't know anything about the area I'd be very careful and cautious.....just my 2 cents.

 Exactly my point how do I start! ! Not necessarily meaning jump right into but more so matetial on learning how to get begin. I'm sure there was a time when you didnt know anything which is my reason for being on Bigger pockets so that I can learn. Appreciate your feedback as I will utilize what you have mentioned. You start by starting!!! In order to wholesale you have to find properties to buy.....have you done anything to locate potential sellers? Have you put up any signs? Posted any craiglist ads? Mailed any letters? Made calls to sellers? Knocked on doors? Told everyone you know what your doing? Those are all action items that you could be doing TODAY to start your business.

There comes a point in life were you can't keep reading and researching...you will never learn what real life experience can teach. If you want to start wholesaling I suggest you do everything you can to start finding those "deals".

Just my 2 cents again.....
