Hi, @Chris Davis and glad you're getting back in to investing. Here in Columbus we know of Autumnwood Funding and ReCasa Financial who are hard money lenders lending on fix and flips. None of our investor clients have used them yet but we have had sit-downs with each company. Good luck!

Hello, @Zachary S. and welcome back to BP. Lots of great resources here on BP to dive into. We'd be happy to help if you'd like to talk about the Columbus market. A few hard money lenders we know of here in Columbus are ReCasa Financial and Autumnwood Funding - our investors haven't worked with them yet and I'm not sure if they have an option for buy and hold (they lend on fix and flip mainly) but you can check them out.

Hi, @Brian Ewell. We're in Columbus, OH and work with a lot of BP investors who are trying to decide where to invest. I agree with some of the other thread posters that you have to talk to people and discuss your goals and see if there's a fit when you're looking to build a team. Sure, we respond to these posts because we want to get clients, like one poster said above, but I personally spend a ton of time talking on the phone to people like you and helping them answer some questions because I want to help them learn about Columbus from my 20 years of experience here. There are cash-flowing properties here, and the numbers can be good, which is why I own my own buy and holds on the side. Wherever you invest, laser-focus your business model, meet someone on the ground who likes where they do business and can help you learn about it, and you'll be off to a good start. Yes, this can be very messy and should always be documented. A service animal is always documented because as noted above they are specifically trained for people with disabilities. A "comfort" or "emotional support animal" is a whole different thing. Here's a BP post I found that might help you, @Terry Jacobsenhttps://www.biggerpockets.com/renewsblog/2015/03/1...

I read about a case where a tenant seemed to be fine with paying a larger deposit for a pet. She found out later that she could call it a comfort animal for her depression, and she sued the landlord without ever even having asked for a waiver of the deposit because of it. The landlord was raked over the coals and then had to settle the case on top of it just to stop spending money defending the case. Yikes.
