Thanks, @Dave Visaya. Can I ask how you even found it in the first place? I searched my name and the blog post does not show up in the search results -- is says "Member Blogs (0)". And it wasn't a featured post. So I'm not even sure how ANYONE sees it.

Hi,
I posted my first Member Blog post a few weeks ago and it has no comments, and does not even show up as a Member Blog search result when I search my name. I followed all the posting rules -- no solicitation, etc. -- and it's like it's not even on the site. Can anyone help me figure out why this is?

Post: Tenant hit a snafu, moving to weekly rent payment plan. Opinions?

I agree with a lot of the points the commenters have made. The one thing you can never tell, though (even after you've screened well), is whether your tenant shows you their best side and then after awhile, begins to lie their way through the rest of the lease. A landlord friend had a doozie like that--great tenant on paper, steady job, apparently decent rental history. A good 4 months and then the wheels fell off. She wanted to change the rent payment date every month and gave loads of excuses why; the landlord agreed 2 or 3 times because, like you, she had a heart and realized we all go through personal crises. Then the tenant just stopped paying altogether and blamed it on the landlord's failure to do maintenance she'd allegedly requested. And the tenant had the same job the whole time. Long story short, it was an ugly eviction followed by the landlord's small claims court case, and the tenant kept texting the landlord afterward in a creepy manner. The point is to always be cautious when you consider giving a little to make it work. Good luck!

Hi, @Lisa Dugdale. A couple of thoughts for you:
Why not let it be an informal meeting where you all get to know each other and learn about each other's goals for real estate investing, as well as what people are actually looking for in a meet-up group? Once you know those things you can start to craft future agendas. For instance, will there be all wholesalers there tonight, like you? Probably not, right? Get the lay of the land on your people and then go from there.
You could also look at the national REIA website and I bet they have ideas on what to talk about if you're "starting" a group in your area. Maybe BP even has something like that here. That way, even if you don't talk tonight about specific real estate topics because you're getting to know each other, you can talk generally about those ideas you found and see how people feel about expanding on them in the future.

Hi, @Mike Lal. Not sure if you're new to BP, but if you are, welcome.
The beauty of BP is that you have the chance to do exactly what you asked for advice on. You can work online to establish relationships here and once you get to know people and offer value to the BP community based on your own knowledge, your relationships will grow and you'll get (and probably give) referrals. I've spent the last year trying to build new relationships online and BP is by far the best platform I've found to do it. Dig and read everything you can here, and you'll succeed. Good luck!
